The company

What is TruLife Communities?

TruLife Communities is a Fort Worth, Texas developer and investor that builds and invests in rental communities, rooted in Texas and growing across the Sun Belt. It is the rental-community division of TruLife Group.

How is TruLife Communities related to TruLife Group, TruLife Build, and TruLife Homes?

TruLife Group is the parent company. TruLife Communities develops and invests in rental communities; TruLife Build is the group’s construction company and the general contractor on TruLife’s projects; TruLife Homes builds luxury custom homes in North Texas. One parent, one standard.

What we build and own

What has TruLife Communities built?

LEO at Bethel Place, a 200-home single-story cottage rental community on 29.7 acres in Weatherford, Texas — developed in joint venture with Advenir Oakley Capital, built by TruLife Build, designed by Gaylen Howard Laing Architects, and delivered in 2024.

What is build-to-rent?

Purpose-built single-family or cottage rental homes, owned and operated as a community rather than sold one at a time — managed like multifamily, but with the privacy and yard of a house.

What does TruLife own today?

LEO at Bethel Place, a 200-home cottage community in Weatherford, Texas, co-owned with Advenir Oakley Capital; and Bellmar Phase I, three adjacent apartment communities totaling 471 units in North Dallas, acquired in October 2025 with Endurance Realty Capital.

What does TruLife develop, and what does it acquire?

TruLife develops cottage, garden, wrap, and podium rental communities in Texas. It also invests in existing communities that already perform, and acquires quality assets below the cost to build them today.

How does TruLife work with capital partners?

TruLife co-sponsors deals with family offices, private investors, and joint venture partners. On its own developments it is developer, general contractor, and co-investor on the same asset. On acquisitions it takes a general-partner position beside operating partners it has worked with before. See the Partner page.

How much of its own capital does TruLife invest?

TruLife principals invest in every deal TruLife sponsors, on the same terms as its partners. The amount is disclosed in each deal’s offering documents.

Who can invest with TruLife?

TruLife’s investments are offered to qualified investors through definitive offering documents. Whether a particular offering is open to accredited investors only depends on the offering.

How does TruLife report to investors?

Quarterly reports, annual K-1s, and direct access to a principal.

Does TruLife buy land?

Yes. TruLife is actively underwriting sites across North Texas for cottage, garden, wrap, and podium rental communities. Send a site through the Partner page.

Where can I lease a home at Bethel Place?

LEO at Bethel Place is managed by Advenir Living. Leasing is at leoatbethelplace.com.

What is the TruLife Growth Foundation?

The nonprofit affiliate of TruLife Group. Its neighborhood directors live on site in TruLife communities and run resident programming — events, welcomes, and holistic development across physical, intellectual, relational, vocational, financial, and cultural life.

What is the difference between the Development track and the Investments track?

Development is the communities TruLife designs, builds, and owns. Investments is general-partner co-sponsorship alongside operating partners — sometimes outside Texas — where the partner leads and TruLife brings structure and capital.

Is TruLife Communities related to TruLife Group in Ireland, or TruLife in Toronto?

No. TruLife Communities and TruLife Group are Fort Worth, Texas real estate companies, founded in 2020, and are unrelated to any other company using a similar name.
