Approach
TruLife Communities is the rental-community division of TruLife Group, a Fort Worth real estate group that develops residential and commercial property and builds it through its own construction company. Most sponsors hold one seat at the table. On a TruLife community, the developer, the general contractor, and a co-investor are the same house.

Because a growing share of American households want a house and a yard without a mortgage, and the housing market is not building enough of either. Build-to-rent — purpose-built single-family and cottage rental communities, managed like multifamily — meets that demand with a product that leases faster, turns over less, and holds its value through cycles.
Because that is where the people and the jobs are going, and where a builder can still find land, entitlements, and a reasonable cost to build. TruLife is headquartered in Fort Worth and delivered its first community in the Dallas–Fort Worth market. We are rooted in Texas and growing across the Sun Belt — and we co-invest with operating partners in markets where they lead.
Because the biggest risks in a development deal are cost and schedule, and those are decided on the jobsite. When the general contractor is the sponsor’s own company, construction margin stays inside the partnership, cost decisions are made by the people who will own the consequences, and there is no low-bid contractor to blame when the budget moves.
That is what “vertically integrated” means when it is true: one platform underwrites, develops, and builds — keeping margin and execution inside the partnership.

TruLife Build runs different trade crews for cottages, custom homes, and commercial work, but they share one management, accounting, and supplier platform. That backbone gives us buying power and disciplined control of cost and schedule across everything we build — and a single point of accountability, start to finish.

Resident experience
The TruLife Growth Foundation is the nonprofit soul of the company.
